About Walnut Grove Subdivision

Walnut Grove is located north of exit #5 off I-20 in beautiful North Augusta, South Carolina. 


The subdivision consists of approximately 400 homes of which nearly 200 homes are in the mandatory dues sections, seven through twelve, of the Walnut Grove Home Owners Association. The remaining homes are included as voluntary dues members of the association. Dues are $120.00 per year payable on January 1st annually.  Dues are now billed by our management company, Bragg and Associates Real Estate, LLC.  
As part of our new management services, your association provides an online portal for homeowner convenience and communication. Please register for your portal account using the link in the email sent to you or visit www.ComWebPortal.com. (Your email address is required to access the portal. If that is

not on file, you will not be able to register the first time. Simply email us at Kim@BraggHOA.com or Melissa@BraggHOA.com, and we’ll add you to

the platform.) 

The Portal offers the following features for you to use:

  • Check your association's account transaction and make a payment
  • Update your resident profile with the latest information
  • Check on any open or pending compliance items
  • Submit maintenance request to get things fixed
  • Submit or update an architectural request
  • Access the latest documents uploaded by your community
  • Contact your board or association manager
  • View announcements and alerts for the community
  • And much more...



As described in the Walnut Grove Declaration of Covenants, Conditions and Restrictions, the purpose of the association is to preserve and enhance the property values and quality of life in Walnut Grove and to promote the health, safety and general welfare of the owners of the properties.


Membership - Each homeowner shall be a Member of the Association. Membership in the Association is appurtenant to the Lot giving rise to such membership, and shall not be transferred except upon the transfer of title to said Lot and then only to the transferee of title thereto. 


Modification, Alterations and Additions – Walnut Grove is subject to architectural and environmental review by the Architectural Control Committee (“the ACC”). Each owner shall acknowledge that the décor, color scheme and design of the home are consistent and harmonious with other homes in Walnut Grove and aggress to maintain his lot and home in such a manner as to maintain and perpetuate visual harmony within Walnut Grove.  


The ACC shall have exclusive jurisdiction over all original construction, improvements, fences and landscaping in Walnut Grove and all subsequent reconstruction, modifications, additions or alterations thereto. All changes must be submitted to The ACC in the form plan of plans and specifications showing the nature, kind, shape, color, size, materials and location of all original construction. See Article V, Sections 1, 2 and 3 for details. 


General Provisions, Article VIII include: 

  • Only one home per lot.  
  • All homes are single family.  
  • No building shall be erected, altered or modified unless approved by The ACC.  
  • Motor Homes, RV’s or boats must be garaged or in the backyard and not visible from the street.  
  • No animals, including reptile and fowl, may be kept in Walnut Grove unless approved by the board, except dogs, cats, birds and fish commonly kept as household pets, as determined by the Board.  
  • All animals must be leashed or fenced when outdoors.  
  • Any animal which causes excessive annoyance or disturbs the tranquility or safety of Walnut Grove shall not be permitted to remain.  
  • No signs of any kind shall be displayed except one sign advertising a home for sale or rent and typically used by a real estate company.  


Additional restrictions are included in Article VIII, Sections 1 through 15. Please review these and let the board know if you have any questions. The Walnut Grove HOA meets one time per year, usually every February. A meeting notice is mailed in advance of the annual meeting and will be included on our website and Facebook Page.
